About Mel, Who Buys Houses
It's a pleasure to meet you!
This Is Mel
My name is Mel Allgyer. I was born and raised in Lancaster County, and I’ve been buying and selling houses here since 2016.
I'm the dad of two amazing little girls, Elizabeth (4) and Laura (2), who keep life equal parts joyful and chaotic. Most days you’ll find me playing dolls, attending very important pretend church services, or being recruited as a full-time wagon-pulling horse. When I’m not on dad duty, I’m out swatting at golf balls, holding onto the optimistic belief that one day I’ll be good enough to play in front of actual humans.
I enjoy making new friends and doing what I can to help the people around me. I consider myself blessed to have a job that allows me to do that on a regular basis!

Why I'm Here
Why I Live and Work in Lancaster County, PA
I live, work, and do business in Lancaster County, PA because I grew up here. I believe this is one of the characteristics of my business that make it truly different.
When you’re selling a house in a stressful situation you don’t need another faceless buyer making vague promises. You need someone local who will actually talk to you plainly and tell you what makes sense, what doesn’t, and what happens next.
My background also includes running Citadel Electric, which gives me practical experience with how houses really work, not just how they look in listing photos. It means I’m used to looking at real property conditions honestly.

What I Do Different
Doing Business With Character
A lot of the distrust around cash buyers is well deserved. People worry about wholesalers who do not have the money, buyers who apply pressure, or offers that shrink right before closing.
I built my process to answer those concerns directly. I strive to be available when clients have questions. I’m willing to show proof of funds. I make written offers. And once I make an offer, I do not cut that number later.
There are no hidden fees. There is no mystery timeline. There is no bait-and-switch. If I think I can buy your house, I’ll tell you clearly. If I do not think a cash sale with me is the right fit, I’d rather say that upfront than waste your time.

What It's Like to Sell to Me
How I Handle a Sale
The process is simple. You submit your property details here on the website, or call directly to discuss your situation. We review the info we have about the property, then respond as promptly as possible. That's usually within 24 hours on weekdays.
If it looks like a fit, I schedule a virtual or in-person visit within 24 to 48 hours of recieving your request for an offer.
After that, you receive a written offer of the amount we can give you for your property. If you choose to move forward, we let you choose the closing date.
My Advice
Look for Credibility
If you're considering selling your property to a cash buyer, here is what I believe you should look for:
Verifiable Identity.
Know who you're dealing with. Be sure they have an established local reputation, and can be easily contacted by phone, email, or other normal channels.
Transparent Process.
The buyer should be able to clearly state in writing how much they offer for your property. They should have clear processes and timelines for making an offer, closing, and payout.
Proof of Funds.
To prove that they are for real and not playing games, a cash buyer should be able to provide proof that they have funds available for closing on your property.
